LANDSCAPING GUIDELINES

In light of the frequent and persistent drought conditions in San Diego County generally and Pauma Valley specifically, HOA #1 and its Architectural Committee (AC) are providing the following information and guidelines for landscape renovations and maintenance.

The primary purpose of the AC is to ensure that improvements to properties within HOA # 1 are tasteful, do not detract from property values, and harmonize with the architecture, design appearance, and environment of the entire HOA #1 community. Additionally, while the AC encourages individual creativity and personal preferences, it will primarily focus on improving and preserving the general attractiveness of each property and as it affects the overall residential community.

The following are guidelines for maintaining properties within HOA #1, and for landscape renovations. Please review carefully, and send any questions to the AC.

Landscape maintenance

  • Turf must be mowed on a regular basis. Weeds must be pulled or treated on a regular basis to ensure the yard has a neat and well-maintained appearance.
  • All turf and landscaping must be watered on a regular basis.
  • Sickly and dying plants must be removed and replaced.

Landscape Remodeling/Drought Tolerant Landscaping

  • Landscape renovations, alterations, plant and tree removal in front yards and back yards facing the golf course shall require signed approval by the AC prior to starting any project.
  • Applications submitted for approval should include lot plans (plot map) including hard-scapes, bed designs, borders, plant and tree lists that includes location and sizes of plants and trees.
  • Homeowners wishing to replace turf grass should be mindful that the use of mulches and decorative types of rock are welcome as an accent for plants but not a substitute for plants.
  • Artificial turf is adjudicated on a case-by-case basis: contact the AC for more information and guidance.

Please note that there are no “automatic” approvals; all projects must go through the approval process and residents must fill out the application to start the process.
